“Cherwell” offers a rare opportunity to acquire a large breeding, backgrounding and finishing operation in the renowned Clermont area. A standout and unique asset in a tightly held location, centrally located allowing excellent market access to sale yards at Clermont an Emerald and processing plants in Mackay, Rockhampton and Biloela.
“Cherwell” has a unique mix of land types and country types that allows breeding, backgrounding and finishing operation all in one location. The western section approximately 13,500 acres consists of good to very good Bauhinia, Belah and Bottletree scrub soils growing a mixture of pasture including Buffel grass, Green Panic, Urachloa and native grass with legumes such as Seca and Butterfly pea. This part of the property has traditionally been used for backgrounding and finishing weaners and cull females from the breeding operation that is run on the balance of the property. The rainfall location and soil types on the western side of “Cherwell” may also have soil carbon project potential. The balance of “Cherwell” consists of stoney hills and ridges with soft sweet hollows between them. This part of the property lends itself to breeding and also finishing females for slaughter. These ridges and hills are the head waters of Logan Creek and Cherwell Creek that flow to the Kilcumin area in the West. The ridges support native and some improved pastures with a strong presence of Seca Stylo and timbered with Ironbark, Spotted Gum and Lancewood, and the hollows timbered with a mixture of Box, Sandalwood, Brigalow and Bauhinia growing Buffel, Urochloa, Green Panic and Seca Stylo.
“Cherwell” has four sets of yards, 3 of these are located in the breeding area of the property, each consists of large holding yards five-way draft, vet crush and branding facilities with water in the receiving yards. The main yards located near the house complex on the western side of the property also has a five away draft vet crush, large holding coolers and water to their holding yards. The main yards also have a gravel access road to the sealed highway.
To compliment the yards and for ease of management “Cherwell” has significant lane way infrastructure leading from the breeding country to the main yards and the better finishing/backgrounding country on the western side adjoining the peak downs highway. The majority of the fencing is in good to fair condition and consists of timber and steel posts with three and four barbs.
The property is very well watered with 23 dams, 14 solar pumps, 13 turkeys’ nest, 24 poly and steel tanks, 4 bores (3 of which are equipped) and approximately 48 water troughs. There is also seasonal and permanent water holes allowing full use of the property during the wet. There is potential to better water large areas of “Cherwell” and strengthen carrying capacity.
The Cherwell Station Complex is immaculately presented, fully fenced and situated on the western side of the property with gravel all weather access to the sealed peak downs highway. The property boasts an excellent 3 bedroom, airconditioned, high set home with downstairs office and cold-room. Beside the main homestead is a 2 bay shed to accommodate vehicles and caravans. There are two modern workers accommodation buildings both in excellent, condition fully air conditioned with their own vehicle accommodation situated beside them. The main house and staff buildings a complemented by and enormous rainwater storage facility of approximately 100,000 gallons with an additional 50,000-gallon dam water storage for the gardens and complex.
