ROCKLEA AND PRIOR PARK

ROCKLEA AND PRIOR PARK

Rocklea and Prior Park presents an extraordinary opportunity to acquire a tremendous mixture of breeding and finishing country in the renowned Alpha District.

Held by the Hack family for 78 years, Rocklea and Prior Park have been carefully managed and developed and always conservatively stocked. This is very evident on inspection.

The main homestead has 3 bedrooms, 2 bathrooms, airconditioned and has a large outdoor entertainment area. The workers accommodation has 2 bedrooms and 1 bathroom and a recently built outdoor patio with fire pit for entertaining. There are also a single men’s quarters consisting of 2 self-contained rooms. Plenty of shed space with a large high clearance machinery shed, Workshop with 3 large bays with one bay cemented, 2 large sheds for trucks and vehicles. There is a modern cemented saddle and tack room and a feed storage shed also.

Mail is delivered twice weekly to the property from the rural town of Alpha which is 42 km by road. Alpha has a hospital, Spa supermarket, and offers schooling to Year 10. The large rural town of Emerald has a population of 14,000 and is 142 km to the east and offers weekly cattle markets, daily flights, major hospital, and schooling and numerous shopping and grocery options.

Rocklea and Prior Park is best described as a wonderful mix of breeding and fattening country.  The aggregation on the eastern side consists of a mixture of hilly forest country supporting an excellent body of pasture with both native and Buffel grass. These ridges then run into hollows and creeks with Bauhinia, Brigalow, Emu Apple, Box, Dead Finish, and Bottle Tree and further down into excellent developed scrub country with improved pastures.  Chantrey Creek and Sheep Station Creek traverse throughout the property from the eastern hills and flood out over large areas of country that consists of sandy-loam and black soils that grow an enormous body of good feed that remains fresh late into the year. This flood out areas provide a significant boost for feed production and water supply and can do so with minimal rain fall on the property. The creek systems are lined with enormous Coolabah and Bluegum, are very well grassed and are a real stand out feature of the property. The property may lend itself to future soil carbon projects.

The Rocklea and Prior Park herd can only be described as excellent. This herd is right up there with the best crossbred commercial herds in Central Queensland and recently cattle performed extremely well at the local Alpha show. Recent slaughter steers returned a dressed weight of 410kg, 6 to 12 mm fat 2 and 4 tooth. The herd is mustered on horseback and is very well handled. This herd is best described as a mix of Charolais, Simmental, Limousin with a slight splash of Bos indicus evident in some cows. This is an opportunity to acquire a herd that is a true production powerhouse with the strength of European breed fertility and tremendous weight for age and superb marketability. Being offered with approximately 1,200 adult cattle plus calves (new to 300kg).

The property boasts 2 main sets of yards strategically located to make easy access for each paddock, and a small set of trucking yards for all weather access. The main yards are of all steel construction and have a 6-way draft, covered vet crush with scales, offside calf cradle, plunge dip, large receiving yards and coolers with water troughs.

Watered by 14 dams, 11 equipped bores, numerous tanks and waterholes along Sheep Station and Chantrey creek during the wet season.

Fencing on Rocklea and Prior Park is predominately in good condition with the exception of some older 3 barb in a few areas. The property is fenced into 15 main paddocks and approximately 8 holding paddocks with laneways adjoining the main yards. There is significant potential to further develop and improve the production capacity of Rocklea and Prior Park with more fencing and spreading of water.

A PMAV is in place with approximately 18,000 acres being category X (white) allowing for continued management of regrowth. Large areas of blade plough have been done in years gone by and more recently pelleting of regrowth has taken place.

The Property Brand 5PE will remain with the property.

This property is the complete package. Strong country, excellent location, magnificent cattle herd and good practical infrastructure. Rocklea and Prior Park have evidently been carefully managed, the health of the country and the cattle demonstrate this. Located in a tightly held area this is a standout asset, and a rare opportunity that ticks all the boxes.
